Project Status Update

Hello Fellow Members,

There has been significant progress on a number of projects following our Annual Homeowners Meeting in May. To follow is a short update on each project (presented in no particular order):

  1. Completion of Pool House –
    1. Electrical service has been upgraded and permits have been secured to meet state electrical code inspection requirements.
    2. Tile flooring has been installed to make the building more attractive and easier to clean.
    3. Interior walls, doors, and trim have been painted. Blinds are being installed in the windows within the next week.
    4. Mirrors have been installed in the restrooms. Small benches are being made for the shower room.
    5. Existing gutters and downspouts are being replaced with seamless aluminum material for increased durability and appearance.
    6. Excavation of the hill behind the building and installation of french drains have been completed to prevent soil erosion and intrusion of dirt into the pool during heavy downpours. Grass seed has been sown and plantings will be installed when the hot weather is over.
  2. Purchase of additional pool furniture –
    1. A new table, chairs, and umbrella have been purchased. In addition, two (2) loungers have been added.
    2. Some of the existing furniture is beginning to show signs of wear. Going forward, the pool furniture will be stored inside the pool house during the off-season to extend its serviceability.
  3. Gas Grill –
    1. A stainless steel grill has been purchased, assembled, and installed behind the clubhouse. To discourage theft, an additional security camera has been installed to monitor the new grill.
    2. Currently, the grill is powered by a standard propane tank. Soon, the grill will be connected to the previously-installed LP tank that supplies the clubhouse fireplace. In the meantime, a spare tank is available in case the primary tank is emptied.
  4. Fourth of July Celebration –
    1. We hosted a community-wide, catered dinner at our clubhouse for guests from The HighLands, Leadmine Bend, and Pinnacle Pointe subdivisions. Of the 114 attendees, 70% of the group was comprised of members of Pinnacle Pointe and their guests.
    2. Following the dinner, bluegrass music and a 25-minute fireworks display were presented by members of The Highlands at their commons area.
    3. The combined celebration saved Pinnacle Pointe a significant amount of money (on fireworks) and provided an opportunity for us to establish important relationships with our neighbors. We hope to make it an annual event!
  5. Pedal Boats – Two, brand-new Pedal Boats have been purchased and are available for use in the Marina. Life Jackets are stored in the Clubhouse on top of the sports equipment locker. The Pedal Boats have been secured with cable locks to discourage theft and unauthorized use. Use the same 4-digit code as the clubhouse code to unlock the Pedal Boats. A couple of important safety reminders:
    1. Life Jackets must be worn by children under thirteen (13) years of age,
    2. Adults must have a Life Jacket on board with them,
    3. Please instruct children to enjoy the Pedal Boats within the confines of our cove – youngsters are very capable of pedaling out into the main channel and out of sight of the Marina in just a few minutes!
  6. Installation of Marina Power and Water –
    1. We are obtaining bids from experienced, licensed electrical contractors to install power to the Marina.
    2. The cost of this project is anticipated to exceed the amount of money that was approved for the list of projects that was discussed at the recent Annual Homeowners Meeting. So, we are planning an additional meeting of the Association this year to discuss the alternatives and obtain approval to move forward.
  7. Installation of a beach near the Marina –
    1. Inquiries with TVA have revealed that we must seek approval to install a beach area on the hill where our Marina is located because TVA has an easement that covers the area.
    2. In general, we are told, TVA does not permit “backfilling” of areas they own or control for flood-control reasons.
